Keith Sheridan (8/29/1938 – 3/26/2020) was the founding member of SHERIDANS in 1974. Keith was a licensed auctioneer and real estate Broker, and with the assistance of wife, June, turned SHERIDANS into one of the leading auction and real estate companies in southwest Ohio. Keith was inducted into the Ohio Auctioneers Association in 1996, the Ohio Fair Manager’s Association Hall of Fame in 2015 and was a past president of the Ohio Auctioneers Association, Ohio Fair Managers Association, and the Greene County Agricultural Society. Keith loved the auction industry and often referenced his role as an auctioneer as his hobby and not his job.

What is the history of SHERIDANS?
Keith Sheridan had always loved attending farm auctions with his father while growing up outside of Yellow Springs, Ohio and dreamed of one day becoming an auctioneer. Keith married June Moore in 1965 and soon had 3 children (Sharon, Bart and Matt) and a family to support, and that dream began to slowly fade away. Keith and June owned the local Cedarville Feed & Grain elevator during the tumultuous times of the early 1970s with high interest rates and a failing economy. Keith’s loving wife, June, had always heard Keith’s stories of attending auctions as a youngster with his father and dreaming of becoming an auctioneer, so she secretly signed Keith up for auction school without him knowing. A few days before classes were scheduled to begin, June told Keith what she had done, and he soon left for auction school to pursue his childhood dream.
Originally operating off a card table in a side room of their home, Keith and June started Keith Sheridan & Associates in 1974, offering real estate and auction services to local Greene and Clark County and surrounding communities. In 1995, their eldest son, Bart, joined the business bringing his experience as a Certified Public Accountant (CPA) and the company name was changed to Sheridan & Associates, Auctioneers, Real Estate Broker & Appraisers LLC. In 2002, their youngest child Matt, also a CPA, joined the company and added the conventional Realtor® listing method of sale to the offerings of the company. Keith Sheridan passed away in March 2020, leaving a significant and lasting legacy in Ohio’s auction industry. In 2022, the company name was changed to SHERIDANS LLC, and the company has grown with known specialties in the sale of residential, commercial and agricultural real estate; antiques/collectibles; and commercial/farm equipment throughout Ohio.

When is the best time of year to sell my Farmland?
Historically, the best time of year to sell farmland and rural real estate is during the late fall and winter months. By this time of year, farmers have harvested their crops and are planning for the next planting season.
Selling your farm after the harvest season eliminates the need to negotiate cash rent payments and allows the buyer to take occupancy of the farmland immediately to plan for the next planting season.

When might it be best to sell my real estate by a conventional Realtor® listing versus an auction?
The main benefit of a conventional Realtor® listing is that it allows the property to be available at any time during the listing period. This maximizes exposure, and sellers and buyers are able to negotiate a contract that works for both parties.
The selling method you choose should be based on the current activity in the real estate market and on supply and demand factors. When the supply of similar properties is higher than the demand from buyers or when your property is similar to others that are currently available, a conventional Realtor® listing method of sale will typically create maximized interest for your property.
Single family homes are sold by the conventional Realtor® listing method more than any other type of real estate.

Selling real estate at auction can offer advantages such as maximizing selling price through competitive bidding and selling in “as is” condition without inspection contingencies, while conventional Realtor® real estate listings offer flexibility in timing and negotiation and a more traditional method of sale.
When you own a highly desirable property in a low supply and high demand market and you anticipate strong interest from many buyers, then the auction method of marketing may be best for you. The auction method of sale has great potential to maximize the selling price by taking advantage of the competitive bidding an auction provides. Absolute Auction Method
In selling Real Estate by the Absolute Auction Method, the Seller is legally required to sell the property at the auction, regardless of the final bid price, once the bidding has commenced. The main advantage of an Absolute Auction is that it generates maximum response from the market. Since a sale is guaranteed, regardless of the price, buyer excitement and participation are heightened. As a result, the price of the property can be maximized.
Auction with Reserve Method
In selling Real Estate by the Auction with Reserve Method, the Seller reserves the right to accept or reject the final bid price. The main advantage of an auction with reserve is that the Seller is not obligated to accept a price other than one that is entirely acceptable. Therefore, the Seller is fully protected!

Timed Online Auction
In the post-Covid era, the Online Auction phenomenon has exploded in the real estate industry. We have maximized our technology and internet capabilities to offer online bidding from the comfort of prospective buyers’ homes and businesses.
Many buyers appreciate the convenience and the anonymity that a SHERIDANS online auction naturally provides.
With a Timed Online Auction, bidding will end on a specified date and time. We will control the bidding increments and provide automated extensions at the end of the timed auction to prevent buyers from bidding in the final seconds of the auction and blocking other interested bidders.
Simulcast Live and Online Auction
With certain types of properties such as farmland and when Internet access is available, we recommend a simulcast Live and Online Auction. This auction method of selling your real estate joins the benefits of a live auction with the ability for prospective buyers to bid from the convenience of their home or office.
Unlike a Timed Online Auction, a simulcast auction will end when the bidding has stopped and after the auctioneer has given all present and online bidders a final call to make their bids.
For most simulcast auctions, we will provide live audio streaming of the auction to online bidders, and in certain instances, we can also provide live video streaming.
Sealed Bid Auction:
When confidentiality for prospective bidders is important or when the likely buyer(s) of a property is known before the sale, then a Sealed Bid auction may fit your needs.
A SHERIDANS Sealed Bid sale maintains appropriate privacy between prospective purchasers and often prompts purchasers who may be willing to spend much more than their competition to bid closer to their maximum price point than they would during a traditional Public or Online Auction.

Listing Duration: Depending on your type of property, listings can span 3 to 12 months. Single-family residential properties are typically contractually listed for 3 to 6 months, with the actual selling duration depending on market conditions at the time.

How is a Real Estate auction using the Multi-Parcel Auction Method of sale conducted?
The Multi-Parcel Method of Auction Marketing is a sales technique that allows a property owner to offer multiple tracts of land, pieces of equipment, or various properties in their individual units or in any combinations, including the entire package of units. Competition typically leads to higher final bid prices. The Multi-Parcel Method allows potential purchasers to bid on the individual or combination of units that best suits their needs, thereby creating increased competition.
For example, when selling a typical farm, we may recommend the creation of several rural residential building sites along with the existing home site and the remainder of the tillable acreage as the remaining tracts. The Multi-Parcel Method of Auction Marketing allows those prospective buyers desiring vacant lots to compete against developers, against those desiring the existing home site, and against farmers or investors who may desire to buy multiple parcels. We will offer individual tracts first and then in any combinations. At the conclusion of the bidding process, and after giving ample warning, we will declare all properties “SOLD” at the same time.
This method of offering the properties at the same time via the Multi-Parcel Method gives prospective purchasers every opportunity to bid on any individual tract or combinations of tracts within the property.
Auction Software
We will utilize software that allows us to keep track of all individual bids and combination bids. The software maintains a registry of bids and gives us a readout of the lead bids at any time. It will also allow queries so that the Auction Bid Assistants who are working with the bidders can know what bids are necessary in order to get their bidder(s) back into the lead.
ROUND ONE
We will offer individual parcels at the start of the bidding as follows:
Tract 1
Tract 2
Tract 3
Tract 4
At the conclusion of the initial offering of each individual tract, we will “hold” the final bid and will record that bid along with the high bidder’s Bidder Number.
ROUND TWO
Following the initial round of bidding, we will accept bids on any combinations of tracts (e.g. Tracts 2 and 3; Tracts 1 and 4; Tracts 1, 2, 3, and 4; etc.) and we will accept further bids on any individual tract. The Auction Bid Assistants will present all bids through the Auctioneer at the microphone. All bids will remain “live” until the Auctioneer declares the Tracts “SOLD”. Throughout Round Two of the auction, we will keep the bidders and audience apprised of the status of all bids with a Bid Board maintained by our recording clerk. With the assistance of our computer clerk using the Multi-Par© recording software, we will keep all participants updated with current information including all active bids and leading bids.
CONCLUSION OF THE AUCTION
The auction will conclude when we receive no further bids on individual tracts and combinations of tracts. The auctioneer may, at his discretion, set a time limit (typically three to five minutes or less) for additional bids. We will give all parties ample time to bid or to ask further questions prior to our declaring the property “SOLD”. The final Bid Board may resemble the table below.

Closing Timeline: We can typically establish a closing date within 30 to 60 days from the date of your auction.

Many of our best auctions are conducted in a climate-controlled facility where we can properly display all items, create a comfortable atmosphere for our customers, and not worry about parking, weather, and other uncontrollable factors.
When necessary, SHERIDANS can facilitate the transportation of your Personal Property to an alternate location where the items will be safeguarded and nicely displayed.
But, we still believe in the traditional on-site auction when the circumstances allow. Auctions held on-site at the Seller’s home or place of operation continue to attract large crowds and help us keep hauling and labor costs to a minimum.
When selling my Personal Property at auction, how is my money handled?
SHERIDANS offers two options for the handling of your funds at auction. Whatever your decision, SHERIDANS will assist and guide you during the entire process.
To simplify the process of handling auction proceeds, you can elect to have all auction proceeds made payable to a government-regulated, non-interest bearing escrow account held at our office. SHERIDANS will collect and deposit all auction proceeds and will deliver one check for the net proceeds to you.
Selecting this option eliminates the following:
Risk of handling auction proceeds and substantial amount of cash
Time required by you to endorse all checks
Timely deposit the proceeds at the bank
Write SHERIDANS a check for the related auction expenses and commission.
Some clients prefer to have the auction proceeds made payable to themselves or a second party. By choosing this option, all checks at the auction would be made payable as you specify, and all cash and checks would be turned over to you immediately following the auction.
