9. Do most buyers use a Buyer’s Agent when buying a home?

  • Yes. 88% of homes purchased through a Realtor® or broker in recent years. Buyers cite help finding the right home, negotiating terms, and navigating paperwork as the top benefits—and 88% say they’d hire the same agent again.
  • A Buyer’s Agent alerts you to new listings, arranges showings, negotiates on your behalf, and coordinates everything in-between. Compensation is discussed up-front, and in most cases we secure payment from the seller. If not, we’ll agree on terms before you make an offer.

10. What safeguards do I have to protect myself when selling my Real Estate at auction?

  • Auction with Reserve – Set a confidential minimum price. If bidding doesn’t meet it, you’re free to decline the sale.
  • Seller-Friendly Terms – No financing or inspection contingencies; you choose the closing date, deposit amount, and other key conditions.
  • Full Transparency – All terms are published in advance, so every bidder plays by the same rules.
  • Competitive Bidding – A live or simulcast auction removes the “list-price ceiling,” often pushing the final price higher than a conventional listing.

11. What Real Estate Auction formats to you offer?

1. Traditional Live Auction
It’s the tried-and-true method of selling real estate. The face-to-face competitive bidding atmosphere of a SHERIDANS live auction continues to produce high quality ready and willing buyers for your assets.
2. Timed Online Auction
In the post-Covid era, the Online Auction phenomenon has exploded in the real estate industry. We have maximized our technology to offer online bidding from the comfort of prospective buyers’ homes and businesses.
3. Simulcast Live and Online Auction
With farmland and certain specialty properties, we recommend a simulcast Live and Online Auction. This method combines the benefits of a live auction with the ability for prospective buyers to bid from the convenience of their home or office.
4. Sealed Bid Auction:
When confidentiality for prospective bidders is important or when the likely buyer(s) of a property is known before the sale, then a Sealed Bid auction may fit your needs to maximize your price.

12. “Absolute” or “Reserve” Real Estate Auction - what’s the difference?

Absolute Auction:
Sells to the highest bidder with no minimum. This type of sale generates maximum response with heightened buyer excitement. As a result, the price of the property can be maximized.

Auction with Reserve:
You maintain the right to accept or reject the final bid based on a pre-established reserve price. This sale type provides a level of protection.

13. What timing factors should I consider when listing my real estate?

  • Listing Duration: Most homes sell between 3 to 6 months. The actual duration depends on current market conditions.

  • Market Assessment: Choosing the right price will heavily impact your selling time.

  • Preparation: Dedicate time before listing your property. First impressions matter, so pay attention to detail.

  • Showing Availability: Be flexible with showings requests to accommodate buyers' preferences.

14. What timing factors should I consider when auctioning my Real Estate?

Auction Timing:
For most residential properties, we can complete your auction within approximately 3 weeks from start to finish.

For farmland, commercial, and certain specialty properties, we may need as much as 6 to 8 weeks to prepare advertising literature and create interest.

If additional work such as surveys, zoning, or other approvals are necessary, we will need extra time to schedule your auction.

Closing Timeline:
We can typically establish a closing date within 30 to 60 days from the date of your auction.

15. What is the Multi-Parcel Auction Method?

  • Allows buyers to bid on individual tracts, combination of tracts, or the entire property to suit their needs, creating increased buyer interest and bidding competition.
  • When selling a farm or rural acreage, we may recommend splitting off the home site and/or creating building lots separate from the remaining tillable acreage. By creating multiple buyer options and competition among different types of buyers, we can maximize interest and the resulting value of your property.

19. Why is a Personal Property auction better than handling the disposal of my assets myself?

  • The key to maximizing your value is to attract the buyers willing to pay top dollar.
  • SHERIDANS has a proven base of customers who follow and attend our auctions. Using this established customer base, a SHERIDANS auction will maximize the value of your assets.
  • When selling by garage sale or similar means, you typically sell to the 1st person who comes along and are often left with lesser-valued items to dispose.
  • In a SHERIDANS auction, all items are sold, and there are typically few items left to be disposed after the auction.

We are able to provide a turnkey service from the listing to the marketing to the setup and the final cleanup. You can be involved as much or as little as you wish!

20. What is your experience with antiques and collectibles?

  • 50+ years of combined experience selling and valuing all types of antiques and collectibles including cars, furniture, memorabilia, primitives, coins, advertisements, and many other items.
  • Auctions hosted at our 12,000+ sq ft climate-controlled Cedar Land Event Center or on-site.
  • Hauling and packing services for your goods that can be transported to our warehouse facility to store until your items can be sold.

21. What timing and date issues should I consider when selling my Personal Property at auction?

  • The timing of your auction is an essential and strategic part of the planning process. While we are available to conduct auctions six days every week, we often suggest a weekday as your best scheduling option.
  • The time of year will also be a key decision. The auction calendar for certain types of items may be cyclical, so we will be happy to advise you of your best date options.
  • For those who do not have the quantity of items to sell at auction, we can combine your items in a multi-consignor auction to increase interest and competition among bidders.

22. Does the auction have to be conducted at my property?

No. Many of our best auctions are conducted at our Cedar Land Event Center, 12,000+ sq ft climate-controlled facility where we can properly display all items, create a comfortable atmosphere for our customers, and not worry about parking, weather, and other uncontrollable factors.

When needed, SHERIDANS can pack and transport your Personal Property items to our facility.

But, we still believe in the traditional on-site auction when the circumstances allow. Auctions held on-site at the Seller’s home or place of operation continue to attract large crowds and help us keep hauling and labor costs to a minimum.

23. How are auction proceeds handled?

SHERIDANS offers two options for the handling of your funds at auction.

To simplify the process, you can elect to have all auction proceeds made payable to our Escrow Account. SHERIDANS will collect and deposit all auction proceeds and will deliver one net proceeds check to you.

Selecting this option eliminates the following:

  • Risk of handling auction proceeds and substantial amount of cash
  • Time required by you to endorse all checks
  • Timely deposit the proceeds at the bank
  • Write SHERIDANS a check for the related auction expenses and commission.

Some clients prefer to have the auction proceeds made payable to themselves or a second party. By choosing this option, all checks at the auction would be made payable as you specify, and all cash and checks are turned over to you immediately following the auction.

24. Do you sell farm machinery and heavy equipment?

Yes! Farm machinery and equipment auctions were one of the original focuses and highlights of our business when the company was formed by Keith and June Sheridan in 1974, and we continue this specialty today.

  • Regardless of the size or the number of items you have to sell, we have the knowledge, experience and expertise to sell all your farm and heavy equipment.
  • Since 2012, SHERIDANS has conducted the Annual Greene County Alumni Association FFA consignment auction which includes consigned large and small farm, lawn and garden, and related equipment from throughout Ohio and surrounding states, and all commissions earned by SHERIDANS from the auction is donated to the local FFA Alumni Association.

25. Can you liquidate an entire business?

Absolutely! Whether you are liquidating a large or small business, SHERIDANS has the staff and expertise to assist you and maximize your value. Most of our commercial liquidation auctions are conducted via a Timed Online or Simulcast Live and Online auction format.

  • We manage cataloging, online bidding, load-out, and promotion for restaurants, machine shops, schools, offices, manufacturers, and more.
  • Online bidders have the ability to enter max-bids per item prior to or during the auction or bid live during the auction.
  • Our auction staff will arrange the equipment and items prior to the sale to maximize flow and visibility during the auction and will conduct public viewings prior to the auction date.
