Directions

From US Route 68 1.7 miles south of Xenia US 35 Bypass, take Stone Rd east 2 miles to left onto Gultice.  

Terms

Bidding Procedure: The building will sell to the highest bidder subject to confirmation of the Seller.
Auction Timeframe: Bidding will end Monday, April 1, 2024, at 3:00 PM subject to Automatic Bidding Time Extension.
Acceptance of Bid Prices: Purchaser will sign a Purchase Agreement via electronic signature or in person promptly upon presentation from Auctioneer within 24 hours of auction
Buyer Premium: A 13% buyer premium will be added to the final bid to create the contract price (e.g. Final Bid Amount + Buyer Premium = Contract Price).
Payment: Purchaser will remit to Auctioneer payment in full via wire transfer (instructions to be provided by Auctioneer immediately following the signing of the Purchase Agreement) within 24 hours of the end of the auction. All funds will be paid for in U.S. funds. Bidding IS NOT CONDITIONAL UPON FINANCING.
Building Removal: On/before June 14,2024, time being of the essence. Purchaser will remove the building from the premises at Purchaser's sole expense in a reasonable, workmanlike manner and will repair any damage to the property caused during said removal.
Possession: Immediately upon signing of contract and depositing of payment in full as discussed above.
Agency: SHERIDANS LLC and its representatives are Exclusive Sales Agents for the Seller.
