Real Estate Sale Terms

Bidding Procedure:  The property will sell in one tract to the highest bidder subject to the confirmation of the Seller.

Acceptance of Bid Prices:  The successful bidder will sign a Confirmation of Sale Agreement at the auction site immediately following the close of bidding. Seller is not responsible for Buyer’s share of normal & customary closing costs.

Down Payment:  Ten percent (10%) as down payment/earnest money upon signing of Confirmation of Sale Agreement.

Real Estate Taxes:  Taxes will be prorated to date of closing.  Purchaser to be responsible for any CAUV recoupment charges due to change in land use.

Closing Date:  On or before August 19, 2005.

Possession:  Date of closing.
