REAL ESTATE SALE TERMS 

 

 

Bidding Procedure:  Property sells to the highest bidder via the Multi-Parcel Auction Method subject to confirmation of Seller.

Acceptance of Bid Prices:  The successful bidder will sign a Confirmation of Sale Agreement at the auction site immediately following the close of bidding.

Down Payment:  10% down payment will be deposited with the Auction Company on the date of auction upon signing of Confirmation of Sale Agreement; balance due at closing.  Bidding IS NOT CONDITIONAL UPON FINANCING.

Real Estate Taxes:  Taxes will be prorated to date of closing using long proration method.

Survey:  The property has been surveyed and the new survey will accrue to the benefit of the Purchaser(s).

Tiling Easement:  The Seller has caused a septic curtain drain tiling easement to be placed on the property as required by New Jasper Township.  Such tiling has been completed according to the specifications of the Greene County Combined Health District and the Greene County Soil and Water Conservation District.  Purchaser(s) of Tracts 1-8 will pay $1,000 per tract in addition to the final bid price of the tract(s).  See the Bidder Package for complete details.

Closing Date:  On or before November 9, 2007.  Purchaser will pay customary portion of closing costs at closing.

Possession:  Date of closing with tenant in possession rights reserved to occupy barn (Tract 9 only) until December 31, 2007.
