Location:  7138 Zimmerman Rd (at Smith Rd), Sabina, OH 45169.  From Maysville St (SR 72) in Bowersville (just N of I-71) take E Xenia St  (becomes Hanley Rd) to right (SE) on Hargrave to right on Smith (SE) and left on Zimmerman.  From SR 72 just S of I-71, take Perrin Rd E & it becomes Zimmerman Rd across Greene Co line.

Real Estate Sale Terms 

Bidding Procedure:  The properties will sell by the Multi-Parcel Auction Method to the highest bidder(s). The properties will sell in the manner resulting in the highest total bid price(s), subject to the confirmation of the Seller.

Acceptance of Bid Prices:  The successful bidder will sign a Confirmation of Sale Agreement at the auction site immediately following the close of bidding.  All lot splits subject to final approval by all appropriate county and township regulatory authorities.

Down Payment:  Ten percent (10%) as down payment day of auction, upon signing of Confirmation of Sale Agreement; balance due at closing.  Bidding IS NOT CONDITIONAL UPON FINANCING.

Real Estate Taxes:  Taxes will be prorated to date of closing using long pro-ration method.  Purchaser to pay CAUV recoupment tax if property is removed from agricultural use.

Closing Date:  On or before January 8, 2007.  Purchaser(s) will pay customary portion of closing costs at closing.

Possession:  Date of closing
