Auction Timeframe: Bidding ends Wednesday, May 22, 2024, at 3:00 PM subject to Automatic Bidding Time Extension.
Acceptance of Bid Prices: Purchaser will sign the Confirmation of Sale Agreement via electronic signature or in person promptly upon presentation from Auctioneer within 24 hours after end of auction.
Down Payment: The successful bidder agrees to deliver to Auctioneer via overnight mail, wire transfer (plus $35 wiring fee), or personally delivered funds the down payment of $15,000 within 24 hours of the auction's completion. Personal delivery may be made at 200 Parkview Lane, Cedarville, Ohio. All funds will be paid for in U.S. funds. Bidding IS NOT CONDITIONAL UPON FINANCING. NO FHA OR VA FINANCING PERMITTED.
Real Estate Taxes: Taxes will be prorated to date of closing using long proration method. Buyer responsible for any Current Agricultural Use Valuation (CAUV) recoupment fees due to change in land use, if applicable.
