Real Estate Taxes:  Taxes prorated to date of closing.  Purchaser to be responsible for any CAUV recoupment charges due to changes in land use.

Closing Date:  On or before May 31, 2002.

Possession:  Date of closing for the improvements, with the successful bidder to have the right to till and plant 2002 crops immediately following auction, after making down payment and signing Confirmation of Sale Agreement.
