Down Payment:  $5,000 as down payment day of auction upon signing of Confirmation of Sale Agreement; balance due at closing.  Bidding IS NOT CONDITIONAL UPON FINANCING.

Real Estate Taxes:  Taxes, if any, will be prorated to date of closing using long pro-ration method. 

Closing Date:  On/before April 29, 2016. Purchaser will pay customary portion of closing costs at closing.

Possession:  Date of closing.
