Bidding Procedure:  The property will sell to the highest bidder subject to the confirmation of the Seller.

Acceptance of Bid Prices:  The successful bidder will sign a Confirmation of Sale Agreement at the auction site immediately following the close of bidding. Seller not responsible for Buyer’s share of normal & customary closing costs.

Down Payment:  $10,000 down payment earnest money upon signing of Confirmation of Sale Agreement.

Real Estate Taxes:  Taxes ($2,727.49 annual) will be prorated to date of closing.  Purchaser to be responsible for any CAUV recoupment charges due to change in land use.

Closing Date:  On or before December 20, 2004.

Possession:  Date of closing.
