Auction Location: Springfield Shrine Club, 471 Shrine Rd, Springfield, OH. From W. Main St just west of the US 68 on ramp, take Upper Valley Rd north to left (west) onto Shrine Rd.
Property Location: 833 N. Hampton Rd, Springfield, OH. From Troy Rd (SR 41) NW of Springfield at North Hampton, take N. Hampton Rd south just past New Carlisle Rd.


 

Terms

Bidding Procedure: The properties will sell to the highest bidder(s) via Public Auction. The properties will sell subject to confirmation of the Seller.
Acceptance of Bid Prices: Successful bidder(s) will sign a Confirmation of Sale Agreement at the auction site immediately following the close of bidding. Successful online bidder(s) will sign a Confirmation of Sale Agreement within 24 hours after Auction. Bidding IS NOT CONDITIONAL UPON FINANCING.
Down Payment: Purchaser(s) will deposit $25,000 as down payment with the Auction Company upon signing of Confirmation of Sale Agreement. Onsite Purchaser(s) will place deposit date of auction; online Purchaser(s) will place deposit within 48 hours of auction’s end. Balance will be due at closing.
Real Estate Taxes: Taxes will be pro-rated to the date of delivery of deed. Purchaser(s) will pay for any Current Agricultural Use Valuation recoupment fees due to a change in land use.
Cash Rent: There will be no ongoing current leases as of date of closing.
Closing Date: On or before March 2, 2022. purchaser will pay the customary (for the greater Dayton/Springfield market area) portion of closing costs at closing. Closing will be conducted by City Title Agency, Springfield, OH, unless mutually agreed in writing by Seller and Purchaser.
Possession: Date of closing.
