REAL ESTATE SALE TERMS
Bidding Procedure: Property sells to the highest bidder subject to confirmation by the seller.
Acceptance of Bid Prices & Buyer’s Premium: The successful bidder will sign a Confirmation of Sale Agreement at the auction site immediately following close of bidding. A 10% buyer’s premium will be added to the final bid price to form the final contract price.
Down Payment: $8,000 down payment day of auction upon signing of Confirmation of Sale Agreement; balance due at closing. Bidding IS NOT CONDITIONAL UPON FINANCING.
Real Estate Taxes: Taxes will be prorated to date of closing using short proration method.
Closing Date: On/before October 27, 2017. Purchaser will pay customary portion of closing costs at closing. Closing will be transacted by Home Site Title Agency, Xenia, OH, unless otherwise agreed by the contracting parties.
Possession: Date of closing.
