Bidding Procedure: Property sells to the highest bidder subject to confirmation of Seller.
Acceptance of Bid Prices: The successful bidder will sign a Confirmation of Sale Agreement at the auction site immediately following the close of bidding.
Down Payment: $20,000 down payment will be deposited with the Auction Company on the date of auction upon signing of Confirmation of Sale Agreement; balance due at closing. Bidding IS NOT CONDITIONAL UPON FINANCING.
Real Estate Taxes: Taxes will be prorated to date of closing using long proration method.
Closing Date: On or before March 23, 2007. Purchaser will pay customary portion of closing costs at closing.
Possession: Date of closing.
Rent Deposits: Any rental deposits in Seller's possession to be transferred to Purchaser(s) at closing. Rents prorated to date of closing.
Driveway Easement: Access to the property from Stone Road is through a recorded easement against the property to the southwest of the subject property.
Septic Repairs: Sellers will install new septic leaching field to specifications of Greene Co Combined Health District prior to closing or will escrow funds at closing for such installation at earliest date that weather and excavator availability permits.
