Bidding Procedure: Properties sell via the Multi-Parcel Auction Method, whereby properties will be offered for bidding as individual lots and in any combinations of 2, 3, 4, 5, or all 6 parcels. Ten percent of the final bid(s) will be added to the final bid(s) as a buyer premium to achieve the final contract price(s).

Acceptance of Bid Prices: The successful bidder(s) will sign a Confirmation of Sale Agreement at the auction site immediately following close of bidding.

Down Payment: Lesser of $1,000 or full purchase price per tract as down payment day of auction upon signing of Confirmation of Sale Agreement; balance due at closing.  Bidding IS NOT CONDITIONAL UPON FINANCING.

Real Estate Taxes: Taxes will be prorated to date of closing using long proration method.

Closing Date: On/before March 31, 2017. Purchaser will pay customary portion of closing costs at closing. Closing will be transacted by Elder & Elder at its Springfield office unless otherwise agreed by the contracting parties.

Possession: Date of closing with tenant(s) in possession rights reserved.

Agency: Sheridan & Associates, Auctioneers, Real Estate Broker, Appraisers, LLC and its representatives are Exclusive Sales Agents for the Seller.
