Auction Location:  Greene County Fairgrounds, 120 Fairground Rd., Xenia, OH.  From the center of Xenia, follow N. Detroit Street (US 68) N to left (W) on W. Ankeney Mill Rd.  This becomes Fairground Rd at the corporation line.

REAL ESTATE SALE TERMS

 

Bidding Procedure:  The property will sell to the highest bidder subject to the confirmation of the Seller.

 

Acceptance of Bid Prices:  The successful bidder will sign a Confirmation of Sale Agreement at the auction site immediately following the close of bidding.

 

Down Payment:  $10,000 down payment will be deposited with the Auction Company on the auction date upon signing of Confirmation of Sale Agreement; balance due at closing.  Bidding IS NOT CONDITIONAL UPON FINANCING.

 

Real Estate Taxes:  Taxes will be prorated to date of closing using long proration method.

 

Survey:  Seller will provide approved new survey at closing.

 

Closing Date:  On or before March 23, 2012.  Purchaser will pay customary portion of closing costs at closing.

 

Possession: At closing.
