Parcel B: 46+ Acres.  Sells Subject to Confirmation of the Seller. 40+ tillable acres.

Parcel C: 89+ Acres.  Sells Subject to Confirmation of Seller.  83+ tillable acres.

Property Location:  Old Springfield Road, just west of South Charleston, OH.  From Springfield, travel S. on SR 41 to right on Old Springfield Road.  From South Charleston, travel N. on SR 41 to left on Old Springfield Road.  Watch for signs.

Auction Location:  8390 Old Springfield Road, South Charleston, Ohio, directly west of farm.

Open House: Auction Agents will be at Auction Location at 7400 Old Springfield Road (just west of the subject property) on Monday, Nov 8th, 4:00-5:30 PM.

Real Estate Sale Terms

Bidding Procedure:  Parcel A will sell at ABSOLUTE AUCTION, absolutely to the highest bidder with no reserves or minimum bids. Parcels B & C will sell Subject to confirmation of the Seller.

Acceptance of Bid Prices:  The successful bidder(s) will sign a Confirmation of Sale Agreement at the auction site immediately following the close of bidding.

Down Payment:  10% down payment earnest money upon signing of Confirmation of Sale Agreement.

Real Estate Taxes:  Taxes ($1,358.04 annual) will be prorated to date of closing.  Purchaser to be responsible for any CAUV recoupment charges due to change in land use.

Closing Date:  On or before December 23, 2004, time being of the essence.  Purchaser will pay for title search and other normal and customary closing costs.

Possession:  Date of closing with tenant in possession rights reserved to harvest 2004 crops.

Survey:  Final parcel acreages are subject to survey to be completed prior to auction date.  Visit us on the web or call for final acreages.
