Real Estate Sale Terms
Bidding Procedure: Tracts will sell by the Multi-Parcel Method in individual tracts or combined tracts to the highest bidder(s). Bidding on all tracts and combinations during the auction will be determined by the Auctioneer. The properties will sell in the manner resulting in the highest total bid price(s), subject to the confirmation of the Seller.
Acceptance of Bid Prices: The successful bidder(s) will sign a Confirmation of Sale Agreement at the auction site immediately following the close of bidding.
Swing Tract: Tract 19 will be offered in combination with any contiguous tracts with qualifying road frontage or to any bidder who owns real property with qualifying road frontage contiguous to the Swing Tract.
Down Payment: Ten percent (10%) down payment day of auction upon signing of Confirmation of Sale Agreement; balance due at closing. Bidding IS NOT CONDITIONAL UPON FINANCING.
Real Estate Taxes: Taxes prorated to date of closing.
Survey: The Seller will provide a new survey to the Purchaser(s). All lot splits are subject to the final approval of all appropriate Greene County and Spring Valley Township governmental departments.
Closing Date: On or before May 14, 2002.
Possession: Full possession to be given date of closing. Purchaser shall have rights to till ground and plant 2002 crop year crops upon signing of Confirmation of Sale Agreement and payment of down payment.
