Bidding Procedure: The property will sell to the highest bidder subject to confirmation of the Seller.
Acceptance of Bid Prices: The successful bidder will sign a Confirmation of Sale Agreement at the auction site immediately following the close of bidding. Bidding IS NOT CONDITIONAL UPON FINANCING.
Buyer’s Premium: Ten percent (10%) of the final bid will be added to the final bid to achieve the final contract price.
Down Payment: Purchaser will deposit $7,000 as down payment with the Auction Company on the date of auction upon signing of Confirmation of Sale Agreement; balance due at closing.
Real Estate Taxes: Taxes will be prorated to date of closing using long proration method. Purchaser will be responsible for CAUV recoupment due to change in land use, if applicable.
Cash Rent Proration: Owner will prorate cash rents from the leasing of the cash cropland on the south side of US Route 42 based on a presumed 6-month lease schedule running from May 1 through October 31 (the “growing season”), and will thereby credit to the Purchaser the amount of cash rent attributable to the unexpired growing season as of the date of closing.
Closing Date: On or before June 29, 2018. Purchaser will pay customary portion of closing costs at closing.
Closing Agency: The closing for this transaction will be managed and conducted by Home Site Title Agency, Xenia, Ohio.
Possession: Date of closing with tenant in possession rights reserved to harvest 2018 grain crop by December 31, 2018.
