Farm Location: 2635 Murdock Road, Cedarville, OH. From Cedarville take Wilmington Road SW to right on Murdock. From US Route 42 just SW of Cedarville take Murdock Rd east.

Auction Location: Cedar Land Event Center, 200 Parkview Lane, Cedarville, OH. From the middle of Cedarville (12 mi south of I-70 at Springfield Exit 54), take Main Street south to east on Parkview.

The Welshes have retired from farming and have commissioned us to offer this beautiful farm at Public Auction. Property consists of 188.9 acres with approximately 168 acres tillable. Also includes a beautiful 2-story country home with 4 bedrooms and nearly 2,500 square feet of living area; 11-stall horse barn with both indoor and outdoor training/riding areas; 56,000 bushels of grain storage; and several good quality general use outbuildings. REAL ESTATE SALE TERMS

Bidding Procedure: The property will sell to the highest bidder subject to confirmation of the Seller. 

Acceptance of Bid Prices: The Purchaser will sign a Confirmation of Sale Agreementat the auction site immediately following the close of bidding. Bidding IS NOT CONDITIONAL UPON FINANCING.

Down Payment: Purchaser will deposit $50,000 as down payment with the Auction Company on the date of auction upon signing of Confirmation of Sale Agreement; balance due at closing.

Real Estate Taxes: Taxes will be prorated to date of closing using long proration method. Purchaser will be responsible for CAUV recoupment due to change in land use, if applicable.

Closing Date: On or before November 20, 2015. Purchaser will pay customary portion of closing costs at closing. Closing to be conducted by Home Site Title Agency, Xenia, Ohio, unless otherwise agreed by Seller and Purchaser.

Possession: Date of closing with tenant in possession rights reserved to harvest 2015 crops if necessary. Purchaser may take possession of land prior to closing for the sole purpose of preparing for and planting 2015 crop by remitting an additional $10,000 non-refundable down payment upon signing of Confirmation of Sale Agreement. By electing to take possession according to these terms, Purchaser will agree in writing that the performance of any work and application of crop inputs will be at Purchaser’s sole risk and expense and that Seller will not compensate Purchaser for such costs if Purchaser fails to close the transaction according to the terms of the contract.

Survey and Adjustments: Seller will provide a new boundary survey for the property subsequent to the auction, but prior to closing. If the new survey indicates that the property’s total acreage is greater than the acreage indicated by the contract, there will be no adjustments to the purchase price. If the new survey indicates that the property’s total acreage is less than the acreage indicated by the contract, only a difference of greater than one percent (1%) will require a downward adjustment of the of the purchase price based on the per acre value achieved at the auction.

Agricultural Easement: The property is the subject of an agricultural land use easement held by the Tecumseh Land Trust. See Bidder Package for further details.

Government Programs: The property is enrolled in three Conservation Reserve Programs, one of which will expire September 30, 2015, and two of which will expire September 30, 2016. Seller will retain the payments for the 2015 year and Purchaser will receive the 2016 payments for the two programs expiring in 2016. If Purchaser fails to, or desires not to, re-enroll the currently enlisted acreage for 2016 (totaling 10.8 and 9.4 acres, respectively), Purchaser will be responsible to pay refund of all government program payments received to date, totaling approximately $38,615.
