Acceptance of Bid Prices:  The successful bidder will sign a Confirmation of Sale Agreement at the auction site immediately following the close of bidding.  Bidding IS NOT CONDITIONAL UPON FINANCING.

Down Payment:  $20,000 as down payment will be deposited with the Auction Company on the date of auction upon signing of Confirmation of Sale Agreement; balance due at closing.  

Real Estate Taxes:  Taxes will be prorated to date of closing using long proration method. Purchaser will be responsible for CAUV recoupment due to change in land use, if applicable.

Closing Date:  On or before July 18, 2014.  Purchaser(s) will pay customary portion of closing costs at closing.

Possession:  Date of closing, with tenant’s rights reserved to harvest 2014 crops.

Survey:  Seller to provide and file new boundary survey prior to closing.

2014 Cash Rent: 2014 cash rent to be paid to Seller.  Purchaser's price will be credited from seller's proceeds at closing for a prorated portion of 2014 Cash Rent based on 6 month crop season from May 1 – October 31, 2014.
