Bidding Procedure:  The property will sell in one parcel to the highest bidder subject to confirmation of the Seller.  

 

Acceptance of Bid Prices:  The successful bidder will sign a Confirmation of Sale Agreement at the auction site immediately following the close of bidding.  Bidding IS NOT CONDITIONAL UPON FINANCING.

 

Downpayment:  $20,000 down payment will be deposited with the Auction Company on the date of auction upon signing of Confirmation of Sale Agreement; balance due at closing.  

 

Real Estate Taxes:  Taxes will be prorated to date of closing using long proration method, based on estimated real estate taxes for new parcel by Greene County Auditor. Purchaser  will be responsible for CAUV recoupment due to change in land use, if applicable.

 

Closing Date:  On or before March 7, 2014.  Purchaser will pay customary portion of closing costs at closing.  Closing to be conducted by Home Site Title, Xenia, Ohio.

 

Possession:  Date of closing.

 

Survey & Easements:  Seller will provide new survey.  Perpetual Well Easements to be placed on property for repair and maintenance of two residential wells located within waterway on property.

 

Access:  New field access from US 42 has been preliminarily approved by ODOT, pending new driveway permit by new owner.  New owner shall be permitted to use existing driveway located at 1200 US 42 for field access during 2014 crop year.
