 REAL ESTATE SALE TERMS

Bidding Procedure:  The property will sell to the highest bidder(s) subject to confirmation of the Seller via the Multi-Parcel Auction Method.  

Acceptance of Bid Prices:  The successful bidder(s) will sign a Confirmation of Sale Agreement at the auction site immediately following the close of bidding.  Bidding IS NOT CONDITIONAL UPON FINANCING.

Downpayment:  $15,000 down payment per tract for Tracts 1 and 3; $10,000 for Tract 2; and $5,000 per tract for Tracts 4, 5, and 6.  will be deposited with the Auction Company on the date of auction upon signing of Confirmation of Sale Agreement; balance due at closing.  

Real Estate Taxes:  Taxes will be prorated to date of closing using long proration method. Purchaser  will be responsible for CAUV recoupment due to change in land use, if applicable.

Closing Date:  On or before February 28, 2014.  Purchaser will pay customary portion of closing costs at closing.

Possession:  Date of closing.

Swing Tract:  Tract 2 will be offered in combination with any contiguous tracts or to any bidder who owns real property contiguous to the Swing Tract. 

Survey & Easements:  Seller will provide new survey for Tracts 1, 2, and 3.  Ingress/egress deeded easement for Tracts 2 and 3 will be provided via the gravel lane on Tract 1.
