Bidding Procedure:  The property will sell by the Multi-Parcel Auction Method to the highest bidder(s) subject to confirmation of the Seller. Bidders can bid on any individual tract, any combination of tracts, or the entire farm throughout the auction.

Acceptance of Bid Prices:  The successful bidder(s) will sign a Confirmation of Sale Agreement at the auction site immediately following the close of bidding.  Bidding IS NOT CONDITIONAL UPON FINANCING.

Downpayment:  $25,000 for Tract 1; $25,000 for Tract 2; and $3,000 each for Tracts 3 & 4, as down payment will be deposited with the Auction Company on the date of auction upon signing of Confirmation of Sale Agreement; balance due at closing.  

Real Estate Taxes:  Taxes will be prorated to date of closing using long proration method. Purchaser(s) will be responsible for CAUV recoupment due to change in land use, if applicable.

Closing Date:  On or before August 16, 2013.  Purchaser(s) will pay customary portion of closing costs at closing.

Possession:  Date of closing, with tenants in possession rights reserved to harvest 2013 crops.
